Kingsland Villa in Auckland is a renovation and extension of a heritage villa, located within the city’s special character zoning. The design retains the original front façade and heritage proportions, while extending the home toward the rear to create contemporary, flowing living spaces.

A double-height ceiling over the new living area enhances volume and natural light, while the refined material palette, natural marble, stained oak, and original kauri,  celebrates both heritage authenticity and contemporary elegance. The home is complemented by renewed landscaping, featuring playful ‘crazy’ pavers and tall hedges that create structured, private outdoor rooms, connecting interior and exterior with cohesion and style.

Through careful attention to materials, spatial flow, and landscape, the renovation balances historic character at the front with modern, functional, and visually striking living spaces at the rear.
